What do we mean by transparency?
We mean that you, as an owner, will know exactly where your money is going and who it is going to.
Rental Property Management Systems
Good property management companies will have a system that will allow you to see exactly what’s going on with your property. If there’s a maintenance issue, your tenants should be able to use an online system to send a request directly to the office. At All County Medallion, it doesn’t even have to be emailed; it’s recorded within our own proprietary system, and you as an owner can see who generated the maintenance request, when it was reported, and what it was.
Rental Property Management Communication
You can trace and follow this maintenance issue to the contractor who will be assigned. In most cases, our in-house maintenance person will be the first to respond. Then, you can follow the issue to its completion, and get a copy of the bill when the work is completed. We use independent contractors for our work, but other companies have in-house maintenance staff. In our system, you’ll be able to see which materials were used, how much labor was charged, and what the total cost of the work turns out to be.
Rental Property Management Cost Control
Some property management companies will mark up their maintenance fees, charging you 10 or 20 percent, or even more, of the cost. We don’t do that at All County Medallion. But it’s something you should be aware of when you’re shopping for professional property management services.
Our maintenance system is transparent so you can see who requested a repair, when it was requested, and how it was handled. At the conclusion of the repair, you can see the bill and how it was paid.
